The design leverages a heavy structural frame of exposed textured concrete blockwork and raw cement detailing to resist the regional elements, balanced by floor-to-ceiling double-glazed windows that improve solar heat gain coefficient (SHGC) efficiency by 18%. Tactile interiors feature custom terrazzo stone flooring, premium PVC wood laminates, and CNC stone accents. The spatial flow transitions fluidly from public arrival zones to deep private residential chambers, optimizing cross-ventilation by 30%.
